Hospitality and Real Estate Advisory

We invest abroad with our own capital. We advise you with the same discipline.

Global Real is an international hospitality and real estate investment advisory built on a holding structure. Because our own companies carry real exposure in foreign markets, our analysis, feasibility work and project delivery are shaped by an investor's consequences, not a consultant's distance.

Why skin in the game matters

Consulting changes when the adviser has lived the investor's risk

Most real estate investment consulting is written from the outside. Our perspective is different: through our holding, we own and operate companies that invest in hospitality and real estate abroad. We have paid for financing terms we misjudged early on, defended positions through tax regimes we had to learn quickly, and watched design decisions age well or badly over years.

That experience is the product. When we assess an international market, model a project's ROI, redraw a floor plan or coordinate contractors, we apply the same tests we apply to our own capital. If we would not invest, we tell you, and we tell you why.

Our methodology

Givens first, choices second

Every market and every project splits into two kinds of factors: those no investor can change, and those a disciplined investor can. Our unique methodology analyses them in that order, because a mistake in the first column cannot be repaired by brilliance in the second.

Analysed first

What you cannot control

The conditions a market imposes on every participant. We investigate these before anything else, and we walk away from markets that fail here.

  • Risks that can erase an entire position regardless of how well the asset performs: expropriation exposure, title insecurity, currency collapse, political instability, uninsurable natural hazards. One failed test here ends the analysis.

  • Availability and cost of debt for foreign investors, loan-to-value norms, currency of lending, refinancing depth and how banks behave through a downturn. Financing terms often decide returns before the asset does.

  • Acquisition taxes, holding costs, rental income treatment, capital gains on exit, ownership structures available to foreigners, and the reliability of courts and land registries.

  • The market's own appreciation potential: demographics, supply pipelines, infrastructure investment and income growth. This is the growth you inherit, separate from the growth you force.

  • Realistic gross and net yields by segment, seasonality, tenant and guest demand depth, and regulation of short-term rental and hotel operation.

Analysed second

What you can control

Once a market passes, value is created through choices. This is where our advisory and project services operate.

  • Comparing projects on risk-adjusted ROI and ROE, and within a building, identifying which specific units are underpriced relative to their long-term value.

  • Remodelling floor plans to add functionality, rentable area or unit count, the most direct way to increase a property's value beyond what the market gives you.

  • Design and material selection made for the long term, deliberately avoiding short-lived trends that date an asset and force early refurbishment.

  • Coordinating suppliers and contractors so budget, quality and programme survive contact with reality.

  • Selling, renting long term, or operating as a hotel or holiday home: each route suits different assets, and we connect you with reliable partners for all three.

The order is the method: a weak market is never rescued by a strong asset.
