Advisory services
Real estate and hospitality investment advisory, across the full lifecycle
Global Real provides real estate investment consulting and hospitality investment advisory for cross-border investors: from selecting the right international market, through feasibility and design, to coordinating delivery and putting the finished asset to work.
The lifecycle
Six services in the order an investment actually happens
Each service stands alone, and each one hands clean inputs to the next. Investors engage us for a single stage, a combination, or the entire journey from market selection to realisation.
International market analysis
Which country deserves your capital? A structured comparison of markets that starts with absolute risks, the financing environment and the tax and legal framework, then quantifies capital growth potential and achievable rental yields. The result is a defensible answer to the question most investors decide by instinct.
Market analysisProject studies & feasibility
Is this specific project worth taking? Feasibility studies, ROI and ROE modelling, risk analysis and due diligence for real estate and hotel projects, including unit-by-unit value comparison where an investor must choose specific apartments or premises within a development.
Feasibility & analysisFloor plan remodelling
Layout is the cheapest square metre you will ever buy. We remodel floor plans and premises, and prepare the drawings, to increase functionality, usable area and market value: forced appreciation through better space planning.
Remodelling & drawingsDesign & visualisation
Interior and concept design created for long-term value, deliberately avoiding temporary trends, with photorealistic visualisations and full selection of materials, furniture, fixtures and equipment for implementation.
Design servicesImplementation coordination
We coordinate project implementation between suppliers, contractors and specialists, protecting budget, quality and programme, so an investor abroad does not have to referee a construction site from another country.
CoordinationSell, rent or operate
Three ways to put a finished project to work: sell it, rent it, or place it on the market as a hotel or holiday home. We analyse which route fits the asset and connect you with reliable partners in each field.
RealisationHow an engagement works
Clear scope, owner's standard
- Consultation. We hear the goal, the capital, the horizon and the constraints. No charge, no obligation.
- Scope and fee. A written scope describing exactly what will be analysed or delivered, with a fixed fee wherever possible.
- Delivery. Analysis, drawings or coordination delivered against the scope, with working sessions rather than a single reveal.
- The owner's opinion. Every deliverable ends with the answer we would give ourselves: proceed, renegotiate, restructure or walk away.
Common questions
Questions investors ask before engaging us
Both. The group invests in hospitality and in residential and commercial real estate, and the advisory covers the same ground: hotels, holiday properties, apartments, rental buildings and mixed-use projects. Hospitality assets simply carry an extra operational layer, which our hotel feasibility and operator selection work addresses directly.
Yes. Every service is scoped to stand alone. A feasibility study, a floor plan remodelling package or an operator search can each be engaged independently, and each is delivered so that another professional could pick up the next stage from our output.
It depends on scope: a single-market screening is priced very differently from a full hotel feasibility study or a design and coordination mandate. After the initial consultation we provide a written scope with a fixed fee wherever the work allows it, so the cost is known before any commitment.
