Project studies, feasibility and investment analysis
Is the project worth taking? We answer with numbers an owner can defend: real estate and hotel feasibility studies, ROI and ROE modelling, risk analysis, and unit-by-unit value comparison for investors choosing specific apartments or premises within a development.
Decision-grade analysis
A project study should end in a decision, not a document
Feasibility work is often produced to justify a decision already taken. Ours is produced to make the decision. We model the project's returns on investment and on equity, map the risks that could move those returns, and conclude with the recommendation we would act on ourselves: proceed, renegotiate the price, restructure the plan, or walk away.
For hospitality projects, the study carries the full operating dimension: demand generators, competitive supply, projected occupancy, average daily rate and RevPAR, staffing and operating costs, and the operator or brand question. For residential and commercial projects, we test absorption, achievable pricing, rental depth and exit liquidity rather than accepting a developer's assumptions.
Where an investor must choose between specific units in a building, we go one level deeper: comparing every available unit's price against its layout efficiency, orientation, floor and long-term rentability, so you buy the square metres the market will pay most for later, not the ones the sales office wants to move first.

Scope
What we analyse
- Financial model. Development or acquisition costs, income projections, ROI, ROE, net operating income, payback period and sensitivity to key assumptions
- Hotel metrics. Occupancy, average daily rate and RevPAR projections benchmarked against the competitive set, for hospitality projects
- Risk register. Construction, market, financing, legal and operational risks, each with likelihood, impact and mitigation
- Due diligence support. Verification of the claims a seller or developer makes: comparables, permissions, encumbrances, contract terms
- Unit-level comparison. Price against value for every available unit in a development, with a ranked buy list
- Scenario testing. Base, downside and stress cases, because the downside case is the one that decides survival
Deliverables
What you receive
The full analysis: market context, financial model, risks and conclusion, written for an owner, not a committee.
A transparent spreadsheet you can interrogate and re-run with your own assumptions.
Where relevant, every available unit scored and ranked, with the shortlist we would buy.
Proceed, renegotiate, restructure or decline, stated plainly, with the price or terms at which the answer changes.
Process
How a study comes together
- Framing. We agree the question the study must answer and the assumptions that need independent testing.
- Evidence. Market data, comparables, site and document review, and operator or agent soundings where relevant.
- Modelling. Financial model built and stress-tested; findings discussed with you while they can still shape the work.
- Conclusion. Final report and a working session to challenge it. The study ends when you can decide, not before.
Common questions
Frequently asked questions
A feasibility study is a decision-grade analysis of whether a proposed project is viable: it compares projected value and income against total costs and risks, producing metrics such as ROI, ROE, net operating income and payback period so an investor can commit, renegotiate or decline with evidence.
Hotels are operating businesses as well as buildings, so a hotel feasibility study adds demand and competitive supply analysis, projected occupancy, average daily rate and RevPAR, operating cost structure, and the brand or operator question, alongside the standard development cost and return analysis.
Yes, this is one of our most requested studies. When a developer offers a choice of units, we compare each unit's price against its long-term value drivers, layout efficiency, orientation, floor, view, rentability and resale depth, and identify which units are underpriced relative to the rest of the building.
